While some of these strategies were borderline bulletproof in 2021 and 2022, 2023 is an entirely different housing market. Buyers are falling out of contract, interest rates are rising, and sellers still don’t know what hit them. The same fast and loose financial underwriting that most real estate investors were performing last year WON’T fly this time. So don’t throw away your money chasing these risky deals that online gurus promise will make you rich.
