In this video I am standing in front of a house that my student William purchased as his first fix and flip. He purchased this house for $109,000 and the comparable sales are at $169,000. So there is a decent profit on this fix and flip house after factoring in repairs and holding costs.
I found this house myself from a wholesaler, and my original plan was that I was going to rehab the house and fix and flip it myself. But I knew that one of my new coaching students was looking for his first fix and flip and that this house would be ideal for him.
I presented this house at our Fix and Flip boot camp (to everyone) and after the boot camp when I met with William I suggested to him that he go and look at this house since it would make a good first fix and flip.
He went to take a look at the house and purchased the house. I also gave him the hard money loan to pay for the house. I loaned him 90% of the purchase price to buy this house. That is one of the benefits of being my coaching student (access to me lending you my money to pay for your fix and flips).
If you are rehabbing a house, and you are a coaching student of mine then as a student of mine, I will make sure that the house is a good fix and flip for you and will stop you from making any mistakes (like buying the wrong house). I will also personally check the house out for you and inspect it to make sure that the repair estimate is accurate and that there is enough profit margin in the house for you to move forward with the fix and flip. And I will personally loan you the money to fix and flip the house (if it is a good fix and flip and passes my inspection).
