For aspiring real estate mortgage note investors, the secondary mortgage market can be a confusing place! Investing in mortgage liens is a somewhat esoteric concept for a layperson to understand. In this episode, Rob will be explaining the concepts behind this real estate business in 5 levels of increasing complexity. Everyone should come away with a better understanding of how the distressed debt industry functions.
We'll start by explaining the industry at the level of a child to help our younger audience understand the basics of an IOU and how the paper promise can be traded for repayment to a third party.
Then we'll move up to the teenage level of difficulty. Here, we'll be a bit more specific about the documents involved in a transaction - the mortgage, note, assignment & allonge.
At the college student level, the explanation of mortgage note investing includes an overview of the due diligence & acquisition process. At this level, we can delve into how we can help borrowers that are obligated to non-performing mortgage notes.
For graduate students, we'll be a lot more specific about how a mortgage note is analyzed, managed and go into detail on the differences between 1st/2nd, secured & unsecured loans.
