Learn how to follow the due diligence water fall to properly research all of the relevant factors that go into determining real estate value, assessing risk & calculating pricing.
First, you must determine whether the lien is secured to real property or an unsecured debt. We'll learn how a lien becomes unsecured and what it takes for an unsecured promissory note to become uncollectible. We'll overview tools like ProTitleUSA, DataTree and reviewing county records manually.
Next we'll talk about the pros and cons of Senior (1st liens) versus Junior (2nd liens) and how to successfully value and invest in both.
