There’s absolutely zero guarantee that rates or prices will drop significantly. So here are a few things you need to consider about buying real estate as we enter 2024:

If you buy real estate now and rates drop later, will you be able to refinance? This is an honest question I want you to consider. Run the numbers on it. How much would rates need to fall for it to be worth it? What would the closing costs be? You can never go back in time and renegotiate the price you pay on real estate – but you can adjust your rate through refinancing. The question becomes, “is it worth it?” Considering this point can help you determine if you should buy now or later, and how much the interest rate matters to you.
What is the cost of waiting? If you put off investing for another year or two, how will that impact your long-term goals? Will it inhibit you from reaching your Freedom Number in a timely manner? Will it change your plans for retirement? This is totally dependent on you and your goals, but it’s something you should consider.
How would a potential drop in rates affect housing prices, and would that matter to you? We know that if rates drop, prices will rise. Depending on what source you look at, home prices are projected to rise somewhere between 2-5%. How would this impact your willingness to invest?
And last, what would be the perfect conditions in which you would invest? As we just talked about, we can expect prices to rise if rates fall... So, in that scenario, would you want to invest? Trying to get market conditions just right is a tricky game to play. And most of all, if your brain is looking for justifications to not take action, you will find them. So ask yourself: “what conditions would make me feel secure enough to invest?” And then ask yourself if those conditions are likely in your lifetime. When you look at it from this perspective, you may decide that now is the time to invest… or you might find that maybe investing isn’t for you after all. The savviest investors I know buy real estate in every market cycle—the ups, the downs, all of it. This is because they understand the four streams of income that real estate provides and they’re investing as a long-term strategy.
