Alex Kononov is a real estate investor, entrepreneur, and founder of UWise, an AI‑native real estate deal‑maker platform. He did not come from real estate or family wealth and began his investing journey with $30,000 saved from a W2 job. Early on, Alex relied on collaboration and raising capital from friends and family, which shaped his practical, relationship‑driven approach to investing.
Alex began investing in real estate in 2018, starting with his first BRRRR project, which he still owns today. Within his first two years, he scaled to 30 rental units, focusing on value‑add opportunities and successfully increasing property values by 3–4x through renovations and strategic cash‑out refinances before interest rates rose.
After building a strong residential foundation, Alex transitioned into commercial multifamily. He joined large real estate masterminds, invested heavily in education, and underwrote larger apartment deals, which led him to become a co‑GP on a 105‑unit multifamily property in 2021. Although the deal was later sold, the experience played a key role in shaping his long‑term vision.
